Infrastructure Title Group (ITG) is a full-service Title Company focused on the ROW industry in the Commonwealth of Virginia.  We provide 60-Year, 100-Year, Current Ownership Reports, Title Updates and Title Insurance to our clients.  Our clients include Utilities, Municipalities, Engineering Firms, Private Developers and Survey Companies working on infrastructure projects throughout the state.  ITG began by providing title reports for a VDOT pre-approved ROW firm in Virginia in 2012.  The goal was to shrink the timeline to begin negotiations on utility and transportation projects.  ITG grew into working with other ROW firms and became part of a Team that provided survey solutions for VDOT projects Commonwealth wide. 

The key differentiator for ITG is our pricing model and delivery schedule.  We charge a flat fee per title report regardless of the owner type.  We also do not charge for pages, which is the industry standard in Virginia.  The problem with charging a flat fee based on whether the ownership is Commercial or Residential, plus charging a per-page price, is that our clients can’t determine how much a title report will cost until the search is concluded.  This is not functional for clients who are bidding on RFP’s or providing proposals on projects to their customers.  Our flat fee per title report or title update solves that problem for our clients.  Our delivery promise is 30 days for a title project.  This holds true for projects as large as 30-40 parcels. There are situations with much larger projects where the 30 days is expanded to 45 days. ITG will always explain it up front so our clients can look for a better delivery schedule elsewhere.  It is imperative that we continue to deliver to the promised schedule, as this has been a key factor in the firm’s growth.

Infrastructure Title Group is not a traditional title company handling real estate closings. Our reports are designed specifically for engineering and infrastructure projects and include the information needed to help design and plan improvements such as sewer and water lines, roadway widening, and new sidewalks. Each report includes property ownership history, encumbrances on the land, bank and tax liens, and current tax assessment data. Our reports are also organized with tabs that link directly to key sections, including each individual easement, so clients can quickly find the information they need without digging through the entire report.
